A new group Don’t take the heart out of Kendall has formed and resident David Adamson said it aims to inform residents about the potential impact of the site.
An open community meeting is on Thursday, October 5 at 7pm at the Kendall Services Club for residents to discuss the development application.
The development application is currently before council and is for a site south of the Kendall Showground and opposite the existing entrance to Benaroon Drive from Batar Creek Road.
The proposal is for a new lifestyle estate with the establishment of a 280 site manufactured home estate at 79 Batar Creek Road, Kendall.
Resident David Adamson said the developer, Camden Heads Lifestyle Village was required by Port Macquarie-Hastings Council to conduct extensive consultation with village residents.
However Mr Adamson said only a few business stakeholders and some residents of Benaroon Drive have been contacted.
“The majority of Kendall’s approximately 1100 residents have almost no knowledge of the proposal and its significant impact on the village lifestyle and the village infrastructure,” he said.
Mr Adamson said the development will result in heightened traffic volume, it may impact on future showground activities and cause very limited parking within the business section of the village.
Group members say the new estate will increase the population of Kendall by around 50 per cent which will place significant demands on water and infrastructure.
A spokesperson for Camden Heads Lifestyle Village said they had met with key community representatives prior to the lodgement of the development application and will continue consultation throughout the assessment process.
"We look forward to meeting with community representatives following the meeting to discuss the main issues raised, address any questions and provide clarification," the spokesperson said.
"Kendall is a unique village and the design of the proposed development embraces that village feel, with carefully considered, high quality building design, open space and landscaping.
"The site already has development consent for 140 lots and this proposal has been designed with a similar overall footprint. This will ensure areas of open space are provided along the eastern portion, with larger lots to be retained along Batar Creek Road providing a more seemless integration into the existing residential area to the west.
"The proposal will generate significantly less traffic per lot than a standard development, and the traffic report confirms that the existing road network has the capacity to meet the needs of the estate.
"The proposed development includes a community bus and clubhouse with rooms available for visiting services such as a doctor or hairdresser. It also includes a tennis court, swimming pool and bowling green for use by residents and guests. So while it is expected that the residents of this new estate will become part of the Kendall community, support local business and become involved with local services and groups, these on-site facilities will reduce demand on existing services.
"Independent consultants were engaged to review the proposal and the likely impacts of these specialist reports will be reviewed by council as part of their assessment.
"Council's assessment of the proposal will involve advice of any upgrade required to existing infrastructure such as water mains, to ensure adequate capacity to service the estate."
