NSW Rural Fire Service (RFS) inspector Guy Duckworth said on arrival crews discovered smoke had filled the unit. The smoke was suspected to have been caused by an electrical issue with a television in the bedroom.
Four NSW RFS units attended the incident, including two from Bonny Hills, one from Lake Cathie and another from Lake Innes. Fire and Rescue NSW also attended.
The unit was ventilated and investigations into the incident are continuing.
NSW Ambulance crews attended and treated a woman at the location.
A spokesperson from the Bonny Hills Rural Fire Brigade is appealing to the community to help the elderly woman replace her television.
"I know the Bonny Hills community is very generous, so we are asking if anyone has an old television they could donate, as she can't afford to buy a new one," the spokesperson said.
